A sustainability certificate adds value

Saving raw materials, reducing waste, and lowering long-term costs are just a few reasons why focusing on sustainable materials and circularity has become almost essential in the construction or renovation of office and industrial buildings. Kim Vander Cruyssen, Sustainability Coordinator at Altez, shares some valuable insights.

1. Enhance your building’s value with a sustainability certificate

“An increasing number of property owners opt to obtain a sustainability certificate for their buildings. Yes, it requires some extra effort, but the added value is undeniable. Such a label allows you to rent out the building at a higher price and significantly increases its resale value over time. It also ensures that the construction process generates minimal waste. You work with environmentally friendly, often recyclable materials and integrate smart technologies that reduce the building’s energy consumption and enhance its energy performance. A good example of such a sustainability certificate is BREEAM, a certification system with five assessment levels. We are seeing more and more property owners aiming for the highest BREEAM levels – ‘Excellent’ and ‘Outstanding.’”

2. Opt for a green roof

“A green roof adds value by providing insulation, rainwater buffering, air purification, and promoting biodiversity. It extends the lifespan of the roofing material and lowers energy costs. The decision to install a green roof should be made during the design phase, as the building’s stability must account for it. Other considerations include maintenance and the selection of vegetation, which should align with the local climate and environment. Additionally, a green roof requires effective water drainage and proper root protection to prevent damage to the roof structure.”

3. Incorporate blue features in the environment

“Water-conscious measures are always a good idea. To our delight, we are noticing a growing popularity of permeable paving. Companies are recognizing that they can reduce water issues by allowing rainwater to infiltrate the soil. These measures also replenish groundwater levels and ease the burden on sewage systems. Moreover, natural filtration improves water quality. However, implementing these solutions can be more challenging in driveways or areas where heavy trucks frequently drive or maneuver.”
